What is City Gate?

City Gate New Cairo, also written Citygate New Cairo, is an integrated residential project by Qatari Diar, built across 8.5 million square metres midway between the Fifth Settlement and the New Administrative Capital. City Gate apartments, townhouses, twin houses and standalone villas overlook a golf course, artificial lakes and open green space. City Gate New Cairo prices start at EGP 7,760,000 with 5% down and instalments of up to 10 years, delivered during 2030. City Gate Egypt is the Citygate Qatari Diar development in New Cairo. City Gate resale homes and new developer releases have different payment and handover terms: compare Sapphire Residence City Gate apartments, Jade Hills City Gate villas and Level Business District offices by their own phase details. As the City Gate developer, Qatari Diar places this New Cairo community within its Egypt portfolio. Compare City Gate prices against the unit type, release and written payment terms shown in each offer.

Has the City Gate project been cancelled, or is development ongoing?

Qatari Diar’s official CityGate project page lists its status as ongoing. The company also published the start of first-phase implementation on 31 October 2021. These dated primary sources provide context for questions about cancellation or earlier interruptions; they do not establish the delivery date of every individual unit.

See the official CityGate project status and the implementation announcement. For a particular offer, identify the phase, unit and written handover terms rather than applying the wider project status to every home.

Where is City Gate Compound New Cairo located?

City Gate sits in New Cairo, 30 kilometres south-east of Cairo, with a frontage on 90th Street. It is 10 minutes from the American University, 30 minutes from Cairo International Airport, and a short drive from the New Capital's gate.

Location is the first thing that convinces a buyer here. You are not choosing between New Cairo and the New Capital; you live a short drive from both. Your office in the Capital is minutes from its gate, while your daily life, your children's schools and your restaurants stay exactly where they are in the Settlement.

The area's best-known artery runs past the compound, which also connects directly to the Ring Road, the Cairo–Suez Road and the Ain Sokhna Road. In practice that network means a trip to downtown, Nasr City or the Sokhna coast begins at your own gate rather than after a long internal crawl.

This is the most valuable ground in New Cairo, and whoever buys here today buys a location and a scale that will not come up again.

What is the design and size of City Gate Compound?

City Gate covers 8,500,000 square metres, most of it given over to green space, artificial lakes and the golf course. The units are spread across four phases inside a single master plan, in a luxurious European architectural style that pairs grandeur with simplicity.

The size here is not a boast; it is what allows every home to have an open frontage. The master plan divides the land so that greenery, landscaping and water features wrap around the residential neighbourhoods instead of packing units into a single block, which is why the internal streets are wide and the distances between buildings are generous.

The artificial lakes and dancing fountains are not marginal decoration. They are the difference between a unit that faces a wall and one that opens onto water and greenery. The best views in the whole project are the ones around the golf course, and those are the units that sell out first in every release.

The architecture was drawn by long-established engineering houses, with coordinated exterior lines and finishes repeated across all four phases, so the compound keeps one face no matter which unit type or build year you are looking at.

What unit types and sizes are available at City Gate?

City Gate offers apartments, townhouses, twin houses and standalone villas. Developer apartments run from 67 to 173 square metres and villas start at 356, administrative units run from 108 to 192, while the Safeer and Opal neighbourhoods range from 225 to 335 square metres and Garnet villas from 332 to 423.

That range of sizes is what lets the compound serve several buyers at once. A small apartment suits a young family or an investor after a unit that rents easily inside a gated community; the mid sizes suit a full household that wants enough rooms without excess; and a standalone villa on the golf course is for a buyer who wants a private garden and complete privacy.

Each type has its logic on the plan. Apartments sit in the neighbourhoods closest to the services and the entrances, townhouses and twin houses in quieter rows behind them, and standalone villas on the outer edges facing greenery and water. Choosing where you sit inside the compound matters as much as choosing the unit type.

Every unit is designed with a considered outlook — a lake, a garden or the golf course — and none of them faces nothing. Ask for the floor plan that suits you and we will send you its exact position on the master plan before you reserve.

How much do units at City Gate cost?

Developer prices at City Gate start at EGP 7,760,000 for a 67 sqm apartment and reach EGP 19,250,000 for 173 sqm. Villas start at EGP 66,260,000 and administrative units at EGP 18,130,000.

There are two ways to buy inside the compound, each with its own price and its own logic. The first is buying directly from the developer in the phases released today, at a launch price with a long payment plan and delivery in 2030. The second is resale from owners in the earlier phases, where apartments start at EGP 8,400,000, townhouses at EGP 18,500,000, twin houses at EGP 25,250,000 and villas at EGP 20,000,000, with earlier handover between 2025 and 2029.

The rule is simple. If price and payment terms matter most, the developer route is better for you; if getting the keys sooner matters most, resale is your route. We put both in front of you and compare them in numbers on the exact unit you want.

Prices in a project this size do not hold for long, and every new phase launches above the one before it. Call us to confirm today's price before it moves.

What is the payment plan at City Gate?

City Gate's payment plan is built on a 5% down payment, with the balance spread over 8 or 10 years in equal quarterly instalments, plus a handover payment and a one-off maintenance fee.

The real advantage in this plan is not the size of the down payment but its timing: it falls due in the third month, not at signature. That gap gives you room to arrange liquidity after you have already reserved your unit and locked its price.

Instalments are quarterly rather than monthly — four payments a year — which suits a buyer with seasonal income or non-monthly returns. The maintenance fee is about 8% of the unit value and is paid once; it is a separate line from the unit price and should be counted from the start so the picture is complete.

The term differs by phase, some over 10 years and some over 8. Book a call with the sales team and we will build you a full payment schedule in numbers for the size you want, from the down payment to the handover instalment.

What are the phases of City Gate?

City Gate has four phases: Sapphire Residence for finished apartments, Sapphire Golf Residences, Jade Hills for standalone villas and Level Business District for administrative units. Each is marked by name on the compound master plan.

Three phases are on offer today at developer prices — Sapphire Residence, Jade Hills and Level Business District — and each has its own page here with its sizes, prices and payment plan. Sapphire Golf Residences is marked on the plan but has not opened for reservation yet; if you want a unit there, register now so the release reaches you the moment it opens.

Alongside the phase names you will also hear the older neighbourhood names inside the project — Safeer Homes, Opal Homes and Garnet Villas. Those cover units built in earlier phases and traded today on the resale market. Knowing the difference saves you confusion when comparing two offers.

Delivery across all the released phases falls in 2030, which means the choice between them comes down to unit type, position and price rather than a shorter or longer wait.

What services and facilities are inside City Gate?

City Gate includes a golf course, a social club and clubhouse, swimming pools, a gym and spa, sports courts and a kids' area, along with international schools, a medical complex, a commercial district, restaurants and cafés, 24-hour security and garages beneath the buildings.

The sheer size let the project become a self-sufficient city rather than a set of buildings behind a wall. International schools inside the compound mean your children's day begins and ends without a commute; the medical complex means an emergency does not require leaving; and the commercial district with its shops and international brands means the household's daily needs are minutes away on foot.

On the leisure side, golf is the project's headline and you can play it directly in front of your unit, backed by a full social club and clubhouse, swimming pools in different shapes and sizes designed with privacy in mind, a gym with the latest equipment and professional trainers, a spa house, courts for every sport for adults and children, a safe play area for kids, and a dedicated space for barbecues and family celebrations.

The details you feel daily are the ones that matter over the long run: 24-hour security and guarding, a private garage beneath every building that keeps cars out of the courtyards, high-speed internet distributed to residents, and an eco-friendly solar system that cuts the monthly electricity bill.

Who is the developer of City Gate?

City Gate is developed by Qatari Diar Real Estate Investment Company, the property arm of the Qatar Investment Authority, behind the St. Regis Cairo, Anantara Towers in Tunis, the Doha Exhibition and Convention Center and the Conrad hotel in the United States.

The developer's name on a project delivering years from now is not a formality; it is the only guarantee you buy along with the unit. Qatari Diar is not attempting Egypt for the first time: its record includes delivered and operating assets in Cairo and abroad, and its international portfolio runs from Doha to Tunis to the United States.

In June 2024 the company signed a strategic partnership with Al-Arjani Group to develop City Gate, with a total cost estimated at around USD 12 billion across the full site. Bringing in a local partner of that weight means an execution arm on the ground and sustained investment until the master plan is complete.

And for anyone comparing developers before signing: the owner here is a sovereign institution, and this project is the largest asset the company holds in Egypt and its face to the entire Egyptian market. Projects of that kind do not get abandoned halfway.

What does the master plan for City Gate show?
